In Virginia—where we’re a buyer beware (caveat emptor) state—the questions you don’t ask can matter more than the ones you do. This guide breaks down the exact questions smart buyers ask at a home showing so you can protect your money, negotiate confidently, and avoid regret.


Why This Matters (Especially in Hampton Roads)

Hampton Roads is a unique market: military relocations year-round, older housing stock mixed with new construction, and a market that’s been rebalancing since the frenzy years. As of late 2025, the median days on market sits around the mid-20s—shorter than pre-COVID norms but no longer weekend-only. Translation: preparation beats speed.
